The First Six Hours
What you do before anyone arrives decides a good part of the bill.
Cut the power at the panel
Not the wall switch — a light fixture under an active leak is a wet circuit. Kill the room's breaker rather than reaching for anything in the room.
Contain, then photograph
A basin under the drip, move what can be moved, then photograph before anything else shifts. That record is what your insurer works from, and it only exists once.
Leave a bulging ceiling alone
A bulge is holding water and piercing it releases all of it at once. If you must, do it at the centre of the bulge, with a container underneath and nobody standing under it. Otherwise wait for us.
Find the source, or find who owns it
A pipe in the void, the roof, or the unit above — the ceiling looks identical in all three, but the responsible party and the insurer are not. While the source is running, everything else is theoretical.
Patch or Replace, and What It Costs
The moisture reading decides, not the look. Rates below are our labour and materials in $/sq ft — not quotes, since the affected area and the access decide the rest.
Surface repair — about $9.05/sq ft
Sound, dry board with a stain only: sealed with a blocking primer, skimmed if the texture moved, then two coats.
Full replacement — about $16.95/sq ft
Removal, ½-inch board, level 4 taping, primer and paint. A board that absorbed water doesn't come back straight as it dries — it deforms, joints open, and the paint tells on it six months later.
Moisture-resistant board — about $18.15/sq ft
Where the ceiling is under a bathroom or kitchen and the same failure could recur.
Small areas priced per repair
A 1–4 sq ft spot repair is $245 and 4–16 sq ft is $495, rather than by the square foot. A fully redone 10 × 12 ft bedroom ceiling lands around $2,000–$2,200 in ceiling work — before drying, and before anything wet beyond the ceiling itself.
Ceilings dry from one face, and that changes the job
A wall dries from both sides. A ceiling doesn't — what sits above it holds the water: insulation, the service void, and in a plex or a condo, your neighbour's floor assembly. The EPA's 24-to-48-hour benchmark for mould on wet material applies here like anywhere, but the clock runs on material you can't see from below, which is why we open up enough to read moisture above the ceiling rather than only under it. Soaked insulation left over a new ceiling is the most reliable way to do the same job twice.
Who pays is the question most people actually arrive with, and in a Quebec co-ownership two policies generally come into play: the syndicate's, covering the building and common portions, and yours, covering your improvements and belongings. The practical question is usually the deductible and how it gets split. That split is not the same from one building to the next — it depends on your declaration of co-ownership and the policies in force, and the rules changed with laws 16 and 141. For a tenant it's the lease, and in a dispute the TAL.
Read your declaration and call your insurer before agreeing anything with the neighbour. What we do is narrower and more useful: document what got wet, with moisture readings and photographs from the first visit to the last, in a form an adjuster can process without a follow-up call. We don't decide what's covered.
Frequently asked questions
- What if the ceiling is damaged but it's stopped dripping?
- Don't assume it's over. The water has stopped coming through, which says nothing about what is still wet above it — insulation and the service void hold moisture long after the visible drip stops. Photograph it, and have the moisture read before repainting. Painting over still-damp drywall is the most frequently redone repair we see.
- How do you repair a water stain on a ceiling?
- If the board is sound and dry: seal the stain with a blocking primer, skim it if the texture has moved, then two coats. A stain that comes back through fresh paint means it wasn't sealed, not that it needs a third coat.
- How long does a ceiling take to dry?
- Typically three to five days of equipment — longer than a wall, because a ceiling dries from one face only while the insulation above it stays wet. The number that ends drying is the moisture reading, not the calendar.
