About Laval-des-Rapides
Laval-des-Rapides began as a rural part of the Saint-Martin parish and turned residential earlier than its neighbours. At the very end of the 19th century a village called Parc-Laval grew on either side of the moulin du Crochet, the sector's economic centre since the seigneurial period, and the arrival of the railway let people working in Montreal settle there for a life that still felt like the countryside. On 3 April 1912 the village detached from Saint-Martin and became the ville de Laval des Rapides; its first council met on 22 May 1912 under mayor François Souillart, and that first council built the aqueduct and sewer network that was running within the municipality's first years.
Its residential vocation set the pattern for how it was built. Development accelerated after the Second World War, and the first residential streets were opened by farmers subdividing their own land for houses, generally bungalows — boulevard Clermont ceded in 1947, rue Guilbault in 1949, avenue Desmarteau in 1953, avenue Parissi between 1953 and 1957. From the mid-1950s, land held by religious communities was built on too. The municipality adopted construction standards and zoning at the end of 1957, annexed part of the ville de Renaud on 11 February 1959, and became the cité de Laval-des-Rapides on 6 July 1962. At the creation of Ville de Laval it was the second most populous municipality on Île Jésus.

What that means for renovation and water damage in Laval-des-Rapides
This is the sector our office is in, on boulevard Cartier Ouest. We mention it for one practical reason: on a water loss, distance decides what time drying starts, and the EPA's 24-to-48-hour mould window runs from the loss, not from our arrival.
The street-by-street subdivision of farmland between 1947 and 1957 produced a recognisable stock — post-war bungalows, opened one landowner at a time — and that consistency is useful for estimating in the same way Vimont's is. What varies is what has already been redone. A 1950s bungalow that was renovated in the 1990s and one that never was are different jobs behind the same façade.
The sewer network here is among the oldest municipal infrastructure in Laval, begun by that first council in the 1910s. Basements sit below street crown level, so L-5057 art. 3.03.02 applies: a backwater valve is required on every discharge connection serving fixtures below that level, none of any type is allowed on the main collector, and valves must stay accessible and working. Where an owner is in default, the City is not responsible for backup damage — which is why the access hatch stays reachable when we put a floor back.

Frequently asked questions
- Is your office really in this sector?
- Yes — 68 boulevard Cartier Ouest. It matters most for emergencies: less road between the call and the start of drying.
- Do you take small jobs, or only full projects?
- Both. A single drywall repair and a complete basement go through the same crew, and we do not turn down small work in the sector we are based in.
