What a bathroom is worth in Laval and Montreal

Royal LePage puts the average home value increase from a bathroom renovation at 16%, and RE/MAX's data points to the same combination doing most of that work: vanity, tile, fixtures and lighting. The pattern in the numbers is that mid-range wins — a $15,000 to $35,000 renovation historically recoups more of its cost, proportionally, than an ultra-premium build does.

Tile choice is where local budgets actually move. Large-format 12x24 is the economical option; smaller formats, mosaics and anything requiring intricate cuts carry noticeably more labour, which is why two bathrooms of identical size can price very differently. We flag that early rather than at invoice time.

One caveat specific to this trade: if the room is being redone after a leak, the moisture problem gets solved before any finish goes on. Cosmetic work laid over a wet assembly doesn't hold its value, and it's the fastest way to spend the renovation budget twice.
